Mayfair Community Update: March

First Public Park Open

Mayfair’s first public park, Fairway Park, opened in March with a Sneak Peek Celebration. This 18-acre park at the front of the community features an 18-hole disc golf course, bike pump track, playscape and walking trails. The park connects to the community’s 35-mile trail system as well as the upcoming new home neighborhood by David Weekley Homes and Scott Felder Homes.

 Mayfair Elementary Opening in Fall

The neighborhood’s first school is well underway and slated to welcome students in the Fall. Mayfair Elementary is a state-of-the-art campus by Comal ISD for children in Kindergarten to 5th grade. Comal ISD also broke ground on its middle school campus in Mayfair this February with plans to open in Fall 2027.

Midtown Mayfair Breaks Ground in April

Construction crews are preparing to break ground on Midtown Mayfair, the neighborhood’s recreation and retail town square, in April. The first phase includes three of eight planned buildings in the square, which is located at the heart of the community along the 3-mile neighborhood bike loop and within walking distance of Mayfair’s first homes, parks and schools. The initial phase features Midtown Swim Club, the private, two-tier swimming pool and pool house for residents; Celebration Hall, the open-air pavilion designed as a flex space for events, social gatherings, market days and more; and the Welcome Center, the meet up spot for all things Mayfair including the neighborhood HOA offices, Southstar headquarters and community information hub and social hangout.

Mayfair Promise Awards First Checks

Southstar awarded its first checks in March as part of The Mayfair Promise, announced last year to three New Braunfels charities. The Promise commits a $100 each donation for every home sold in Mayfair over the course of the project, anticipated at 15 years. The charities chosen include Headwaters at the Comal, Comal Education Foundation and the New Braunfels Parks Foundation. Each charity received a check for $2,800 based on Mayfair’s closings in its first half-year of sales for 2024. Southstar chose these three organizations based on their outstanding commitment to New Braunfels and their encompassment of Mayfair’s vision for conservation, quality education and healthy living.

More Builders Coming in 2025

Mayfair is gearing up for even more residential options in 2025. Beginning this Spring, David Weekley Homes and Scott Felder Homes will offer new homes from the $300s in a variety of sizes within an easy walk of new schools and Fairway Park. Wes Peoples is slated to break ground on The Gallery at Midtown, offering single-family homes, townhomes and condos adjacent to the upcoming Midtown Mayfair. The Village Mayfair is well underway on its gated, amenitized neighborhood. The Village will feature 1 to 3 bedroom, bungalow-style rentals. These options join the current Mayfair builders offering single-family homes from Highland Homes, Perry Homes, Toll Brothers and Coventry Homes.
