More West Side homes and next phase of massive South Side development planned
Three notable projects are coming before the city of San Antonio Planning Commission this week, including more homes for the West Side and the continuation of a massive mixed-use project on the South Side.
Kallison Ranch expands, adding more to Far West Side development
According to documents file with the city, Houston homebuilder Perry Homes is expanding the Kallison Ranch residential development to include another 82 single-family lots. The Far West Side community, which currently spans over 200 acres, is also adding six “non-single family residential lots.” The tract of land the homebuilder is subdividing is valued at $3.4 million by Bexar County.
It is not immediately clear what kind of development will take place on these six lots, and could be residential or commercial based on the city’s future land use criteria. Perry Homes did not respond to a request for comment by press time.
120 more apartments in Med Center
Alamo Multifamily Group, the development arm of Alamo Equity, is seeking approval for its Alamo Residences at Spurs Lane project, which will be a 120-unit apartment community in the South Texas Medical Center. According to the Alamo Equity website, the cost of development for the units will be approximately $175 per-square-foot. The project’s cost is $24 million.
The group is billing the project as appealing to the “luxury on a budget” renter. Five buildings with three stories each will offer units averaging 823 square feet, and an average rental rate of $1,550 per unit. The project is due to break ground in March with a projected 14 month turnaround, according to website documents.
Vida San Antonio is kicking off phase two of massive 600-acre project
New Braunfels-based SouthStar Communities is seeking approval from the city to begin the second phase of Vida San Antonio, its 600-acre South Side development. Documents from the city note plans to develop 166 single family residential lots and 12 non-single family residential lots during this phase of the project.
The master-planned community is scheduled for a 10- to 12-year development timeline, and will include 4,000 housing units upon completion, including townhomes, apartments and student housing. The community will also include retail spaces and a greenway.
The community features homes built by Lennar, Perry Homes and offers floor plans between 1,000 – 3,500 square feet. When the Business Journal first reported the story, SouthStar stated that prices would begin in the high $100,000 range, with higher-end homes starting in the low $300,000 range. Updated costs could not be determined by time of publishing.
